 Access Statement for Old Rectory Barn
 
Although we have tried to be as accurate as possible and include as much detail as possible in this statement, we are always willing to give information on any aspect if this statement does not answer your particular question.

The accommodation is spread over 2 levels with a stairway however there are downstairs bedrooms and a downstairs living space. All corridors and doors have a minimum width of 800mm. Well lit throughout with both central and supplementary/task lighting.

Stairway

Stairway carpeted and well lit also with emergency lighting in case of loss of power. Handrail to left on bottom turn and right hand side for main stairs.

Main Open plan living/kitchen/dining

This is situated on the first floor with stair access. Standard height worktop, electric hob and sink. Integral electric fridge, dishwasher and oven set beneath worktop. Dropdown oven doors. Cordless kettle. Remote control TV with DVD
 hen/living room.  Entrance is through double doors into the living room with a threshold step, but a portable threshold ramp is available on request. 

Second living room with small kitchenette   Entrance is through an internal door or through french (double) doors off the garden with a threshold step.  Standard height worktop, electric hob and sink. Integral electric fridge, dishwasher and oven set beneath worktop. Dropdown oven doors. Cordless kettle. Remote control TV with DVD

Bedrooms and Bathrooms

Cloakroom – off hallway -with toilet and whb, handrail on wall opposite toilet.

Ground floor twin bedroom with wet room en suite – . Flat access shower.  Whb.  Lever taps. Toilet height 43mm. Hand mirror available at lower height.

Family bedroom- en suite bathroom for family room on first floor. Step in bath with 2 integrated handles and shower over (non-slip bathmat). Toilet height 43mm. Lever taps. Hand mirror available at lower height.​

Ground floor double bedroom - en suite bathroom for double bedded room. Small floor area, flat access but step into shower. Corner toilet (43mm height) no handrails. Lever taps. Hand mirror available at lower height. 

 Groundfloor twin bedroom  - en suite bathroom for twin bedded room. Flat access but step into shower. Toilet height 43mm.  Hand mirror available at lower height. Lever taps.

​All ground floor bedrooms have external doors with threshold steps. There is a patio area which has a paved path and ramp from the car park.
 
 
Approach to the Property
A sharp turn right from Maesygwartha Road into single vehicle width tarmac lane (signposted). After 100 metres a right turn (signposted) into a flat single vehicle gravel driveway approximately 300 metres long. Opens up into wider gravel access and turning area in front of barn. Security lighting once near to property.
 
Parking
For up to 6 cars. Flat with part on gravel and part on paved area (can be allocated as disabled parking) that has a paved pathway (5 metres) leading to accommodation. Security lighting. We are happy to help with unloading luggage.
 
Paths and Gardens
Area directly around barn all paved, leading to all doorways and garden. Step up into lawned garden with seating. The front door (900mm) has a paved ramp all other external doors are 800mm or wider and have threshold steps but a portable threshold ramp is available on request. External doors have spring closing but also hooks to hold open. Security lighting covers all areas. Additional tenant controlled external lights at external doors. Emergency lighting at all external doors.

Bathrooms – a shower seat or stool are available on request

Internal Doors -  all wide openings (800mm) with lever handles but those that are fire doors have spring closing.

Switches and sockets

Every room has a mixture of heights of switches and sockets. Each bedroom has some at unit height.  Bedside lamps and other lamps all have integrated switches. Switches for kitchen appliances are above worktop height - 1200mm. 
 
Alarms

Auditory fire alarm system linked to emergency lighting with illuminated fire exit signs at doors in case of power loss. 

Dogs

Dogs are welcome but only service/assistance dogs are allowed in the bedrooms. No dogs should be left alone in the property.  

Communications

Excellent mobile phone reception. Wireless Internet access (please request access code). Owners live in adjacent property and are available to assist if required. Telephone numbers for local taxi service, doctor and vet provided.

  • Outside access to utility area via sloping pathway with step up into room and narrow space.
 
Transport

Nearest railway station is at Abergavenny (15 minutes drive). Local taxi service available but no convenient bus service. Abergavenny has a Shop Mobility Service. We can put you in touch with a local wheelchair hire service.
